Luxury storage development planned on Corporate Drive

A new state filing shows plans for a large-scale storage development in Midland, bringing a high-end “flex warehouse” concept to the Corporate Drive corridor.

The project is expected to introduce a unique commercial offering to the area, blending storage with lifestyle amenities. Planned for a growing business district, the development reflects continued diversification in Midland’s commercial market and aims to serve demand from residents seeking secure, customizable space for luxury vehicles, recreational equipment, and hobby use, according to the Texas Department of Licensing and Regulation.

According to the Texas Department of Licensing and Regulation, the project—known as “The Vaults”—calls for construction of a 93,500-square-foot facility at 207 Corporate Drive. The development will feature storage units with mezzanines and is estimated to cost $11.3 million. Construction is scheduled to begin on April 15, with completion targeted for April 25, 2027. Timelines listed in state filings are preliminary and subject to change. Mallard Land Development LLC is listed as the project owner, while NC Sturgeon, LP has been selected as the design firm.according to the Texas Department of Licensing and Regulation.

Additional plans shared with the Midland City Council outline a two-phase buildout across roughly 7.85 acres, ultimately delivering 82 individual units ranging from about 1,250 to 2,500 square feet. The development is envisioned as a luxury storage community, with features such as a clubhouse, outdoor patio, conference space, and enhanced security. Project representatives say the concept is designed to cater to Midland’s strong market for high-value assets, while also creating a social, amenity-rich environment not widely available in the region.according to plans shared with the Midland City Council.
