The Midland Planning and Zoning Commission has approved two rezoning requests, paving the way for upcoming retail and residential developments in different areas of the city.
According to the commission, a unanimous vote was cast in favor of a request by PJP Group LLC, representing SHMK Development LLC, to rezone a 1.99-acre plot at 1110 Austin Street from multifamily (MF-16) to local retail (LR). This change facilitates small-scale retail development near the intersection of Austin Street and Princeton Avenue. Initially, regional retail zoning was sought, but the intensity of the request was reduced following concerns from nearby residents about potential traffic increases.
In another decision, commissioners voted 7-0 to approve a zone change for a 71-acre tract located northwest of Occidental Parkway and North Fairgrounds Road. The property is owned by Shenandoah Petroleum Corporation and represented by Maverick Engineering. It will transition from agricultural estate (AE) to single-family dwelling (SF-3) zoning to support future residential development.
Both proposals were passed without public opposition during the meeting, with city staff recommending approval for each. The Midland City Council is set to review these proposals in an upcoming session.
